Shoener Environmental provides Environmental Site Assessments in accordance with theAmerican Society of Testing Methods (ASTM) Standard Practice for Environmental Site Assessments.
Environmental Site Assessments are used to primarily help clients in assessing potential environmental liabilities connected with property acquisition and ownership. Information obtained through a good environmental site assessment can help clients better estimate the economics of a property transaction.
Shoener Environmental has provided Environmental Site Assessment services to many types of clients. Properties such a school sites, residential, commercial and industrial developments and energy productions facilities have safely been developed through these services. We have assessed propertiesthat are thousands of acres in size to those that are less than one acre.
Phase 1 Assessments -
A Phase 1 Site Assessment is a thorough evaluation of a property including in-depth review of government and historical records as well as an on-siteinvestigation. Phase 1 Site Assessment is necessary if the potentialfor environmental hazards is likely, such as a site that is an old industrial property, or if the TransactionScreenindicates there are potential environmental problems.
Transaction Screens -
A simpler process, the Transaction Screen, includescompletion of a questionnaire assessment. Through observation of site conditions and conducting a limited search of government and historical documents, a transaction screen may be appropriate if the potential for environmental conditions is low; for example, if the site has been a residential home for many decades.
